continues to tighten in Franklin County, which remains the most affordable market in this <a href=\"https:\/\/www.hickokandboardman.com\/vermont-property-search-results\/status_active_active-with-contract\/advanced.html\">northwestern Vermont<\/a> report.<br \/>\n<\/strong><\/p>\n<p>The median sale price of a single-family home in <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/franklin-county.html\">Franklin County<\/a> is $214,950, up 5% from 2016, and the median sale price of a condo is $196,438, up 1%.<\/p>\n<p>However, the number of single-family homes sold dropped nearly 6.5% (to 530) while the number of newly listed homes dropped 3% (to 785). Single-family homes are staying on the market longer, too \u2014 up 11% to 120 days.<\/p>\n<p>In 2016, Franklin County benefitted from the shrinking inventory in nearby <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/chittenden-county.html\">Chittenden County<\/a> and posted an 18% increase in residential sales. In 2017, <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/franklin-county\/st-albans-real-estate.html\">St. Albans<\/a> and <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/franklin-county\/swanton-real-estate.html\">Swanton<\/a> slowed from their highs of the previous year, while some of the outlying towns \u2014 such as <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/franklin-county\/enosburg-real-estate.html\">Enosburgh<\/a>, <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/franklin-county\/sheldon-real-estate.html\">Sheldon<\/a>, <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/franklin-county\/richford-real-estate.html\">Richford<\/a>, and <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/franklin-county\/montgomery-real-estate.html\">Montgomery <\/a>\u2014 posted double-digit increases in sales, perhaps due to their proximity to the Jay Peak ski region and Canada.<\/p>\n<p><a href=\"https:\/\/www.hickokandboardman.com\/vermont\/franklin-county\/fairfax-real-estate.html\">Fairfax<\/a> saw a 7% increase in the median sale price of a single-family home \u2014 one of the highest in the county, though still quite affordable.<\/p>\n<p><a href=\"https:\/\/www.hickokandboardman.com\/vermont-market-report\/wp-content\/uploads\/2018\/02\/Franklin-County-Town-Reports.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone wp-image-1636 size-full\" src=\"https:\/\/www.hickokandboardman.com\/vermont-market-report\/wp-content\/uploads\/2018\/02\/Franklin-County-Town-Reports.jpg\" alt=\"\" width=\"708\" height=\"392\" srcset=\"https:\/\/www.hickokandboardman.com\/vermont-market-report\/wp-content\/uploads\/2018\/02\/Franklin-County-Town-Reports.jpg 708w, https:\/\/www.hickokandboardman.com\/vermont-market-report\/wp-content\/uploads\/2018\/02\/Franklin-County-Town-Reports-300x166.jpg 300w\" sizes=\"(max-width: 708px) 100vw, 708px\" \/><\/a><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Inventory continues to tighten in Franklin County, which remains the most affordable market in this northwestern Vermont report.
