While this is good news, the increase in supply still cannot meet the demand from buyers. Median and average sale prices, once again, posted increases pushing the levels to record highs.\u00a0\u00a0<\/strong><\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignleft wp-image-2256 size-full\" src=\"https:\/\/www.hickokandboardman.com\/vermont-market-report\/wp-content\/uploads\/2019\/07\/Chittnden-Homes-Sale-2019.jpg\" alt=\"\" width=\"400\" height=\"351\" srcset=\"https:\/\/www.hickokandboardman.com\/vermont-market-report\/wp-content\/uploads\/2019\/07\/Chittnden-Homes-Sale-2019.jpg 400w, https:\/\/www.hickokandboardman.com\/vermont-market-report\/wp-content\/uploads\/2019\/07\/Chittnden-Homes-Sale-2019-300x263.jpg 300w\" sizes=\"(max-width: 400px) 100vw, 400px\" \/><\/p>\n<p>Price conscientious buyers, wanting to live in <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/chittenden-county-real-estate.html\">Chittenden County<\/a>, might look outside of the <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/special-markets\/greater-burlington-vermont-real-estate.html\">greater Burlington area<\/a>, where homes may be closer to their budget. <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/chittenden-county\/hinesburg-real-estate.html\">Hinesburg<\/a>, <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/chittenden-county\/underhill-real-estate.html\">Underhill<\/a>, <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/chittenden-county\/westford-real-estate.html\">Westford<\/a>, and <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/chittenden-county\/milton-real-estate.html\">Milton<\/a> offer median prices under the county average along with increases in the number of newly listed homes.<\/p>\n<p><a href=\"https:\/\/www.hickokandboardman.com\/vermont\/special-markets\/condos-townhouses-sale-chittenden-county.html\">Condominiums<\/a> offer a lower maintenance lifestyle than <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/special-markets\/single-family-homes-sale-chittenden-county.html\">single family homes<\/a>. In most towns in Chittenden County, the median condo price increased as inventory declined sharply. However, the prices are typically less than a single-family home of similar age and condition. New developments in <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/chittenden-county\/williston-real-estate.html\">Williston<\/a>, <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/chittenden-county\/essex-real-estate.html\">Essex<\/a> and <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/chittenden-county\/south-burlington-real-estate.html\">South Burlington<\/a>, over the past couple of years, increased the number of condos available for sale during those periods. As these new communities near the build out of existing phases, inventory numbers have fluctuated.<\/p>\n<p>Hot spots \u2013 areas with increased median price and number of units sold include Burlington, <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/chittenden-county\/colchester-real-estate.html\">Colchester<\/a>, <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/chittenden-county\/jericho-real-estate.html\">Jericho<\/a>, <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/chittenden-county\/shelburne-real-estate.html\">Shelburne<\/a>, and Williston. <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/chittenden-county\/winooski-real-estate.html\">Winooski<\/a> is still the \u201cmost affordable\u201d town in Chittenden County with a median price of $281,500. However, continued demand from buyers, attracted to the vibrant downtown, has resulted in multiple offers on newly listed homes \u2013 many of them cash sales with few contingencies. The \u201cDays On Market\u201d (DOM) in Winooski is just over one month.<\/p>\n<p>Adjustments reported in the number of sales and new listings in South Burlington is a result of a shift in inventory available in new developments such as <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/special-markets\/hillside-obrien-farm.html\">Hillside at O\u2019Brien Farm<\/a> which launched in 2018 and has closed nearly 25 units \u2013 and the near completion of Phase 2 to permitting Phase 3 at <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/special-markets\/south-village.html\">South Village<\/a>.<\/p>\n<p>With few exceptions \u2013 homes are closing in less than 2 months from list date. <a href=\"https:\/\/www.hickokandboardman.com\/home-selling.html\">Sellers<\/a> must be prepared to act quickly when their property hits the market and offers come in. Working with your agent in advance to identify where you want to live and what your budget will allow is important in managing expectations.
