That came after a dip in sales during the first quarter of 2015. <\/strong><\/p>\n<p>Professionals and retirees seeking single-family homes are drawn to the county for its pristine <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/special-markets\/waterfront-homes-sale-grand-isle-county.html\">waterfront properties<\/a> and quiet lifestyle. Its proximity to <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/chittenden-county.html\">Chittenden County<\/a> and <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/chittenden-county\/burlington-real-estate.html\">Burlington<\/a> attracts professionals, while a range of property types and prices attracts a wide variety of buyers. This year\u2019s trends have been influenced by a number of factors.<\/p>\n<hr \/>\n<h3>Mid-Priced Housing<\/h3>\n<p>The median sale price dipped by 13.4%, representing a preference for mid-priced housing. While Grand Isle is well known for its luxury waterfront properties, the high end of <a href=\"https:\/\/www.hickokandboardman.com\/vermont-property-search-results\/status_active_active-with-contract\/advanced.html\">Northwest Vermont\u2019s housing market<\/a> has been slower to recover than lower-priced segments.<\/p>\n<h3>Only One Luxury Sale<\/h3>\n<p>During the first six months of the year, the county recorded one <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/special-markets\/vermont-luxury-homes.html\">luxury<\/a> sale, a $1.35 million Adirondack-style home on <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/special-markets\/homes-sale-lake-champlain.html\">Lake Champlain<\/a>.<\/p>\n<h3>A Small Market<\/h3>\n<p>Because Grand Isle is the smallest real estate market by volume in Northwest Vermont, a shift in only a few transactions can have a large impact in overall sales and pricing trends.<\/p>\n<hr \/>\n<p>Three land sales were recorded in the first six months, compared with eight sales in the year-earlier period.
