Navigating the challenges of the global pandemic in 2020, many contemplated their living and employment situations; either <a href=\"https:\/\/www.hickokandboardman.com\/moving-to-vermont\/\">relocating<\/a>, <a href=\"https:\/\/www.hickokandboardman.com\/home-selling\/downsizing-rightsizing.html\">right-sizing<\/a>, or renovating their home. A modest improvement in the number of properties listed for sale this year (+8%) has not proven enough to satisfy the number of buyers searching for a home.<\/strong><\/p>\n<p>Many purchasers, facing multiple offers, needed to exercise patience and heed the guidance of their <a href=\"https:\/\/www.hickokandboardman.com\/realtors.html\">REALTOR<\/a> before entering into a contract to purchase. In most cases, persistence paid off, and buyers found the home that met their needs.<\/p>\n<p>The median <a href=\"https:\/\/www.hickokandboardman.com\/whats-your-home-worth.html\">sale price<\/a> of <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/special-markets\/single-family-homes-sale-chittenden-county.html\">single-family homes in Chittenden County<\/a> jumped 18% in 2021, increasing 27% since 2018. Still, homes remain an affordable option over renting, with record-low mortgage interest rates offering the opportunity to build equity.<\/p>\n<p><a href=\"https:\/\/www.hickokandboardman.com\/vermont\/special-markets\/vermont-new-construction-real-estate.html\">New construction<\/a> projects such as <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/special-markets\/south-village.html\">South Village<\/a> and <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/special-markets\/hillside-obrien-farm.html\">Hillside at O\u2019Brien Farm<\/a>, both in <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/chittenden-county\/south-burlington-real-estate.html\">South Burlington<\/a>, introduced a variety of much needed, new housing options to the market \u2013 including <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/special-markets\/condos-townhouses-sale-south-burlington-vt.html\">townhomes<\/a>, single-family homes, carriage homes, and \u201c<a href=\"https:\/\/www.hickokandboardman.com\/vermont\/special-markets\/aiken-street-flats.html\">flats<\/a>.\u201d Buyers had time to make selections in location, floorplans, and custom finishes while not competing in the frenzied re-sale market. New construction projects throughout the county gave an opportunity for exiting homeowners to use their strong equity position and \u201cright-size\u201d to a new, <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/special-markets\/green-homes-sale-vermont.html?\">energy-efficient<\/a>, and low-maintenance home. Options for new builds are still available with Spring 2022 delivery dates for buyers with flexible timelines.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignleft wp-image-3295
