However, <strong>homes moved quickly<\/strong>, with an average of just 32 days on market, indicating<strong> continued strong demand<\/strong> in Vermont\u2019s most competitive housing region.<\/p>\n\n\n\n<p>The <strong><a href=\"https:\/\/www.hickokandboardman.com\/vermont\/special-markets\/condos-townhouses-sale-chittenden-county.html\" data-type=\"link\" data-id=\"https:\/\/www.hickokandboardman.com\/vermont\/special-markets\/condos-townhouses-sale-chittenden-county.html\">condominium market<\/a> <\/strong>had a mixed year.  The median sale<strong> price rose 8.86% to $384,950<\/strong>, and the average sale price increased 2.34% to $420,666, showing <strong>steady appreciation<\/strong>. Although the n<strong>umber of sales fell by nearly 8%<\/strong>, while <strong>new listings and market pace remained mostly flat<\/strong>, this may be a result of the product mix available versus buyer demand. Meanwhile,<strong> <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/special-markets\/multi-family-homes-sale-chittenden-county.html\" data-type=\"link\" data-id=\"https:\/\/www.hickokandboardman.com\/vermont\/special-markets\/multi-family-homes-sale.html\">multi-family <\/a><\/strong>properties <strong>surged in activity<\/strong>, with <strong>58 units sold\u2014a 75% increase<\/strong>\u2014and <strong>moderate price growth<\/strong>. <strong><a href=\"https:\/\/www.hickokandboardman.com\/vermont\/special-markets\/land-sale-chittenden-county.html\" data-type=\"link\" data-id=\"https:\/\/www.hickokandboardman.com\/vermont\/special-markets\/land-sale-chittenden-county.html\">Land<\/a> <\/strong>sales also <strong>edged up slightly<\/strong>, reflecting growing interest from buyers seeking building opportunities<\/p>\n\n\n<div class=\"flourish-embed flourish-chart\" data-src=\"visualisation\/24167173\"><script src=\"https:\/\/public.flourish.studio\/resources\/embed.js\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/public.flourish.studio\/visualisation\/24167173\/thumbnail\" width=\"100%\" alt=\"chart visualization\" \/><\/noscript><\/div>\n\n\n<p>At the town level,<a href=\"https:\/\/www.hickokandboardman.com\/vermont\/chittenden-county\/burlington-real-estate.html\" data-type=\"link\" data-id=\"https:\/\/www.hickokandboardman.com\/vermont\/chittenden-county\/burlington-real-estate.html\"> <\/a><strong><a href=\"https:\/\/www.hickokandboardman.com\/vermont\/chittenden-county\/burlington-real-estate.html\" data-type=\"link\" data-id=\"https:\/\/www.hickokandboardman.com\/vermont\/chittenden-county\/burlington-real-estate.html\">Burlington<\/a> led in activity<\/strong>, with 78 single-family homes sold, and a <strong>modest <\/strong>median sales <strong>price gain <\/strong>to $547,500. <strong><a href=\"https:\/\/www.hickokandboardman.com\/vermont\/chittenden-county\/south-burlington-real-estate.html\" data-type=\"link\" data-id=\"https:\/\/www.hickokandboardman.com\/vermont\/chittenden-county\/south-burlington-real-estate.html\">South Burlington<\/a> <\/strong>also stood out with <strong>76 homes sold and a 15% median sold price increase <\/strong>to $690,000. In <strong><a href=\"https:\/\/www.hickokandboardman.com\/vermont\/chittenden-county\/charlotte-real-estate.html\" data-type=\"link\" data-id=\"https:\/\/www.hickokandboardman.com\/vermont\/chittenden-county\/charlotte-real-estate.html\">Charlotte<\/a>, high-end activity<\/strong> pushed the median <strong>single-family sold price to over $1 million, a 54% increase<\/strong>. <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/chittenden-county\/shelburne-real-estate.html\" data-type=\"link\" data-id=\"https:\/\/www.hickokandboardman.com\/vermont\/chittenden-county\/shelburne-real-estate.html\"><strong>Shelburne<\/strong><\/a> and <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/chittenden-county\/richmond-real-estate.html\" data-type=\"link\" data-id=\"https:\/\/www.hickokandboardman.com\/vermont\/chittenden-county\/richmond-real-estate.html\"><strong>Richmond<\/strong> <\/a>also posted <strong>strong median price gains<\/strong>\u2014up 33% and 27%, respectively\u2014highlighting<strong> ongoing luxury demand<\/strong>. Conversely, <strong><a href=\"https:\/\/www.hickokandboardman.com\/vermont\/chittenden-county\/essex-real-estate.html\" data-type=\"link\" data-id=\"https:\/\/www.hickokandboardman.com\/vermont\/chittenden-county\/essex-real-estate.html\">Essex<\/a>, <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/chittenden-county\/milton-real-estate.html\" data-type=\"link\" data-id=\"https:\/\/www.hickokandboardman.com\/vermont\/chittenden-county\/milton-real-estate.html\">Milton<\/a>, and <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/chittenden-county\/williston-real-estate.html\" data-type=\"link\" data-id=\"https:\/\/www.hickokandboardman.com\/vermont\/chittenden-county\/williston-real-estate.html\">Williston <\/a>saw flat or slightly negative price movement<\/strong>, with modest declines in unit sales. Smaller towns like <strong><a href=\"https:\/\/www.hickokandboardman.com\/vermont\/chittenden-county\/hinesburg-real-estate.html\" data-type=\"link\" data-id=\"https:\/\/www.hickokandboardman.com\/vermont\/chittenden-county\/hinesburg-real-estate.html\">Hinesburg<\/a>, <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/chittenden-county\/bolton-real-estate.html\" data-type=\"link\" data-id=\"https:\/\/www.hickokandboardman.com\/vermont\/chittenden-county\/bolton-real-estate.html\">Bolton<\/a>, and <a
