Although the number of<strong> homes sold declined by 6.5%<\/strong>, from 199 units last year to 186 this year, this difference can easily be corrected during the next few months. The<strong> slight softening in sale<\/strong>s occurred <strong>despite inventory holding steady<\/strong>, with 314 new listings matching last year\u2019s volume. Homes are also staying on the market slightly longer, with an average of 52 days.<\/p>\n\n\n\n<p>The<strong> limited <\/strong><a href=\"https:\/\/www.hickokandboardman.com\/vermont\/special-markets\/condos-townhomes-sale-franklin-county.html\" data-type=\"link\" data-id=\"https:\/\/www.hickokandboardman.com\/vermont\/special-markets\/condos-townhomes-sale-franklin-county.html\"><strong>condo market<\/strong> in Franklin County<\/a> experienced <strong>moderate price growt<\/strong>h but a drop in overall activity. The <strong>median sales price rose slightly to $317,500<\/strong>, with<strong> just 22 units sold.<\/strong><\/p>\n\n\n<div class=\"flourish-embed flourish-chart\" data-src=\"visualisation\/24167283\"><script src=\"https:\/\/public.flourish.studio\/resources\/embed.js\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/public.flourish.studio\/visualisation\/24167283\/thumbnail\" width=\"100%\" alt=\"chart visualization\" \/><\/noscript><\/div>\n\n\n<p><a href=\"https:\/\/www.hickokandboardman.com\/vermont\/special-markets\/multi-family-homes-sale-franklin-county.html\" data-type=\"link\" data-id=\"https:\/\/www.hickokandboardman.com\/vermont\/special-markets\/multi-family-homes-sale-franklin-county.html\"><strong>Multi-family properties<\/strong> <\/a>saw the <strong>steepest decline in sales and listings<\/strong>. Only eight units were sold, representing a <strong>27.3% drop from the previous year<\/strong>, and <strong>new listings also fell by nearly 28%<\/strong>. Despite this, the <strong>median price rose nearly 9% to $356,250<\/strong>, however the average time to sell lengthened significantly, reaching 142 days on market. <\/p>\n\n\n\n<p>The <strong>land market<\/strong> in Franklin County <strong>shows renewed buyer interest<\/strong>. S<strong>ales rose by 31.6%<\/strong> to 25 units, even though the <strong>median sale price dipped slightly by 1% to $89,000<\/strong>.<\/p>\n\n\n\n<p>Looking back over the past decade, <strong>Franklin County\u2019s single-family<\/strong> median sales <strong>price has steadily increased from $202,500 <\/strong>in 2017 to $410,500 in 2025. While unit sales peaked in 2021 with 287 homes sold, they have slightly declined to 186 this year. This <strong>indicates that affordability and interest rate pressures may be softening demand<\/strong>, even as long-term appreciation continues.<\/p>\n\n\n<p><a
