The <strong>pace of the market has slowed slightly<\/strong>, with <strong>average days on market (DOM) rising to 134 days<\/strong>, up <strong>8%<\/strong>.<\/p>\n\n\n\n<p>At the county level, <strong><a href=\"https:\/\/www.hickokandboardman.com\/vermont\/special-markets\/land-sale-chittenden-county.html\" data-type=\"link\" data-id=\"https:\/\/www.hickokandboardman.com\/vermont\/special-markets\/land-sale-chittenden-county.html\">Chittenden County<\/a> retained the highest land values<\/strong>, with a <strong>median sale price of $250,000\u2014up 11% year-over-year<\/strong>\u2014and <strong>25 parcels sold<\/strong>, a <strong>healthy 8.7% increase<\/strong>. In contrast, <strong><a href=\"https:\/\/www.hickokandboardman.com\/vermont\/special-markets\/land-sale-addison-county.html\" data-type=\"link\" data-id=\"https:\/\/www.hickokandboardman.com\/vermont\/special-markets\/land-sale-addison-county.html\">Addison County <\/a>experienced a significant slowdown in both volume and pace<\/strong>: <strong>sales fell 29%<\/strong>, even as the <strong>median price rose to $145,000<\/strong>. <strong><a href=\"https:\/\/www.hickokandboardman.com\/vermont\/special-markets\/land-sale-franklin-county.html\" data-type=\"link\" data-id=\"https:\/\/www.hickokandboardman.com\/vermont\/special-markets\/land-sale-franklin-county.html\">Franklin County <\/a>saw a 31.6% jump in unit sales<\/strong>, despite a <strong>modest 1% drop in median sale price<\/strong>, showing <strong>growing buyer interest in more affordable parcels<\/strong>. <strong><a href=\"https:\/\/www.hickokandboardman.com\/vermont\/washington-county.html\" data-type=\"link\" data-id=\"https:\/\/www.hickokandboardman.com\/vermont\/washington-county.html\">Washington County<\/a> recorded the highest sales volume<\/strong>, with <strong>38 parcels sold<\/strong>, but also experienced the <strong>steepest pricing drop\u2014median sales price down 26%, and the average sales price down 62%<\/strong>. While <strong>sales volumes are far below the 2021 pandemic peak of 274 units<\/strong>, they have <strong>stabilized in recent years<\/strong>. The <strong>rising number of new listings (+9.6%) signals growing <a href=\"https:\/\/www.hickokandboardman.com\/home-selling\/our-services.html\" data-type=\"link\" data-id=\"https:\/\/www.hickokandboardman.com\/home-selling\/our-services.html\">seller confidence<\/a><\/strong> and may <strong>offer buyers more negotiating room in the months ahead<\/strong>.
