Despite the higher number of property sales, our agents have noted a lack of strong inventory in the higher price ranges, as well as fewer luxury buyers in the market<\/p>\n<p>Because of those trends, property sales last year were focused on mid-priced homes. The median sale price slipped 14.5 percent to $200,000, reflecting that trend. The number of residential sales, however, rose 18.9 percent during the year.<\/p>\n<hr \/>\n<h3>Mid-Priced Housing<\/h3>\n<p>The market is increasingly focused on mid-priced single-family homes. <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/grand-isle-county\/south-hero-real-estate.html\">South Hero<\/a> and parts of <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/grand-isle-county\/grand-isle-real-estate.html\">Grand Isle<\/a> town have been attractive to buyers who work in Chittenden County, given the short commute time and proximity to I-89.<\/p>\n<h3>Four Luxury Sales<\/h3>\n<p>While Grand Isle is known for its <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/special-markets\/luxury-homes-sale-grand-isle-county.html\">high-end waterfront property<\/a>, the county only recorded four sales above $800,000 last year. By comparison, <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/addison-county.html\">Addison County<\/a> recorded eight, and neighboring <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/chittenden-county.html\">Chittenden County<\/a> recorded 22 sales.<\/p>\n<h3>A Small Market<\/h3>\n<p>As Grand Isle is the smallest real estate market by volume in <a href=\"https:\/\/www.hickokandboardman.com\/vermont-property-search-results\/status_active_active-with-contract\/advanced.html\">Northwest Vermont<\/a>; a few sales can have a big<br \/>\nimpact on median sale prices or volume.<\/p>\n<p>Twelve <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/special-markets\/land-sale-grand-isle-county.html\">land<\/a> sales were recorded in 2015, slightly down from 17 in 2014.
