Coming off of a strong 2015, the first three months of 2016 saw some mixed trends, with demand continuing to rise but with buyers looking for slightly lower-priced housing.<\/strong><\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-683 size-full\" src=\"https:\/\/www.hickokandboardman.com\/vermont-market-report\/wp-content\/uploads\/2016\/04\/Chittenden-County-Sales-by-Units.png\" alt=\"Chitteden County Home Sales by Unit 2016\" width=\"1000\" height=\"652\" srcset=\"https:\/\/www.hickokandboardman.com\/vermont-market-report\/wp-content\/uploads\/2016\/04\/Chittenden-County-Sales-by-Units.png 1000w, https:\/\/www.hickokandboardman.com\/vermont-market-report\/wp-content\/uploads\/2016\/04\/Chittenden-County-Sales-by-Units-300x196.png 300w\" sizes=\"(max-width: 1000px) 100vw, 1000px\" \/><\/p>\n<p>Above-average temperatures last fall and this winter helped bring buyers out to viewings and to extend their home searches. <a href=\"https:\/\/www.hickokandboardman.com\/realtors.html\">Our Realtors<\/a> are noting that the sweet spot for buyers is the $250,000 to $350,000 price range, although inventory in that segment remains tight.<\/p>\n<p><a href=\"https:\/\/www.hickokandboardman.com\/vermont\/chittenden-county\/burlington-real-estate.html\">Burlington<\/a> and <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/chittenden-county\/south-burlington-real-estate.html\">South Burlington<\/a> were the most active towns during the first quarter, with 50 and 52 transactions, respectively, or almost one-third of the county\u2019s sales. Still, the number of sales and median pricing slipped slightly in Burlington, which could be due to affordability issues as well as deferred maintenance, which provides buyers with more bargaining power.<\/p>\n<p>A number of factors helped lift the county\u2019s real estate transactions and median pricing.<\/p>\n<h3><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-684 size-full\" src=\"https:\/\/www.hickokandboardman.com\/vermont-market-report\/wp-content\/uploads\/2016\/04\/Chittenden-Median-Sale-Price.png\" alt=\"Chittnden County Sale Prices 2016\" width=\"419\" height=\"800\" srcset=\"https:\/\/www.hickokandboardman.com\/vermont-market-report\/wp-content\/uploads\/2016\/04\/Chittenden-Median-Sale-Price.png 419w, https:\/\/www.hickokandboardman.com\/vermont-market-report\/wp-content\/uploads\/2016\/04\/Chittenden-Median-Sale-Price-157x300.png 157w\" sizes=\"(max-width: 419px) 100vw, 419px\" \/>The Mid-Priced Sweet Spot<\/h3>\n<p>Thanks to the reemergence of <a href=\"https:\/\/www.hickokandboardman.com\/home-buying\/vermont-first-time-buyers-guide.html\">first-time homebuyers<\/a>, the sweet spot is housing between $250,000 to $350,000, since monthly mortgage payments can be significantly lower than rent for comparable housing. Still, inventory in this segment can be tight, leading to competition for desirable properties.<\/p>\n<h3>Buyers are Returning to the Over $500,000 Segment<\/h3>\n<p>With a growing professional class in <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/chittenden-county.html\">Chittenden County<\/a> and continuing low mortgage rates, buyers are once again returning to the over-$500,000 segment. Still, sales can take longer to close in this price range, given that there\u2019s more inventory available.<\/p>\n<h3>Beyond Burlington<\/h3>\n<p>While Burlington remains a popular location, buyers are also setting their sights further abroad. Towns such as <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/chittenden-county\/williston-real-estate.html\">Williston<\/a>, <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/chittenden-county\/essex-real-estate.html\">Essex<\/a>, and <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/chittenden-county\/shelburne-real-estate.html\">Shelburne<\/a> recorded strong demand in the first quarter.<\/p>\n<h3>A Vibrant Economy<\/h3>\n<p>Tech start-ups such as the online reading-assessment service Reading Plus and medical technology equipment maker BioTek \u2013 both located in <a href=\"https:\/\/www.hickokandboardman.com\/vermont\/chittenden-county\/winooski-real-estate.html\">Winooski<\/a> &#8212; are among those firms creating a vibrant and healthy local economy.<\/p>\n<hr \/>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-731 size-full\" src=\"https:\/\/www.hickokandboardman.com\/vermont-market-report\/wp-content\/uploads\/2016\/04\/Chittenden-County-Snapshot1.jpg\" alt=\"Chittenden County Snapshot\" width=\"1200\" height=\"827\" srcset=\"https:\/\/www.hickokandboardman.com\/vermont-market-report\/wp-content\/uploads\/2016\/04\/Chittenden-County-Snapshot1.jpg 1200w, https:\/\/www.hickokandboardman.com\/vermont-market-report\/wp-content\/uploads\/2016\/04\/Chittenden-County-Snapshot1-300x207.jpg 300w, https:\/\/www.hickokandboardman.com\/vermont-market-report\/wp-content\/uploads\/2016\/04\/Chittenden-County-Snapshot1-1024x706.jpg 1024w\" sizes=\"(max-width: 1200px) 100vw, 1200px\" \/><\/p>\n<p>The<strong> <a href=\"https:\/\/www.hickokandboardman.com\/vermont-market-report\/market\/multi-family\/\">multi-family market<\/a><\/strong> recorded 21 sales in the first quarter, an increase of 61.5% compared with a year earlier. The median sale price jumped 92% to $250,000.
