As the smallest real estate market in Northwest Vermont, one or two transactions can have a big impact on pricing and demand trends in Grand Isle.<\/p>\n<hr>\n<h3>Southern Comfort<\/h3>\n<p>Properties in the southern section of <a href=\"https:\/\/www.hickokandboardman.com\/vermont-property-search-results\/county_grand-isle\/advanced.html?position=1&amp;search_id=e128bf98502e0df0863cced8b4d03497&amp;sort=date_down&amp;view=list\">Grand Isle County<\/a> have been attractive to buyers who work in <a href=\"http:\/\/www.hickokandboardman.com\/vermont-market-report\/market\/chittenden-county\/\">Chittenden County<\/a>, given the proximity to I-89.<\/p>\n<h3>One Luxury Sale<\/h3>\n<p>Typically a draw for high-end buyers seeking waterfront property, Grand Isle\u2019s <a href=\"http:\/\/www.hickokandboardman.com\/vermont-market-report\/market\/luxury\/\">luxury market<\/a> tends to slow in the winter months. One luxury sale was recorded in the quarter, an $815,000 <a href=\"https:\/\/www.hickokandboardman.com\/vermont-property-search-results\/market_water\/advanced.html?position=2&amp;search_id=b14c65343ffafb85c5cf8435a6b9ca64&amp;sort=date_down&amp;view=list\">waterfront property<\/a> with views of the islands and <a href=\"https:\/\/www.hickokandboardman.com\/vermont-property-search-results\/market_mountain\/advanced.html?search_id=c2e70557babc693d1c125ca30df94753&amp;position=2&amp;sort=date_down&amp;view=list\">Green Mountains<\/a>.<\/p>\n<h3>A Small Market<\/h3>\n<p>As Grand Isle is the smallest real estate market by volume in <a href=\"https:\/\/www.hickokandboardman.com\/vermont-market-report\/\">Northwest Vermont<\/a>, a few sales can have a big impact on median sale prices or volume.<\/p>\n<p>Five land sales were recorded in the first quarter, compared with just two a year earlier.
