Franklin County’s real estate market continues to show signs of strength in pricing across most property types, though buyer activity and inventory levels are creating mixed results. Single-family homes remain the dominant force, while condos, multi-family properties, and land each present unique trends in demand, pricing, and time on the market.

Single-family homes saw a notable rise in prices this year with a median price increase of 11% to $410,500. Although the number of homes sold declined by 6.5%, from 199 units last year to 186 this year, this difference can easily be corrected during the next few months. The slight softening in sales occurred despite inventory holding steady, with 314 new listings matching last year’s volume. Homes are also staying on the market slightly longer, with an average of 52 days.

The limited condo market in Franklin County experienced moderate price growth but a drop in overall activity. The median sales price rose slightly to $317,500, with just 22 units sold.

Multi-family properties saw the steepest decline in sales and listings. Only eight units were sold, representing a 27.3% drop from the previous year, and new listings also fell by nearly 28%. Despite this, the median price rose nearly 9% to $356,250, however the average time to sell lengthened significantly, reaching 142 days on market.

The land market in Franklin County shows renewed buyer interest. Sales rose by 31.6% to 25 units, even though the median sale price dipped slightly by 1% to $89,000.

Looking back over the past decade, Franklin County’s single-family median sales price has steadily increased from $202,500 in 2017 to $410,500 in 2025. While unit sales peaked in 2021 with 287 homes sold, they have slightly declined to 186 this year. This indicates that affordability and interest rate pressures may be softening demand, even as long-term appreciation continues.
