Grand Isle County single-family market continues its upward trajectory in 2025, with the median sale price rising to $500,000, a 25% increase over the previous year. This reflects the county’s growing appeal as a luxury and lifestyle destination. The average price also rose sharply to $613,750, an increase of over 31%, indicating that higher-end properties are contributing to market growth.
Inventory saw a mild boost with 83 new listings, up nearly 4% from the prior year. However, this modest increase hasn’t yet translated to a higher volume of sales. Homes are spending slightly more time on the market, with average days on market (DOM) rising to 66 days. The slower pace is subtle but could be an early sign that buyers are starting to push back on pricing—or simply taking more time due to limited options.
Looking at the town-level data, Grand Isle posted the highest median sale price at $665,000, with a staggering 70.5% year-over-year increase, despite only eight homes sold. South Hero followed with a median price of $689,000, though its price increase was more modest at 15.7%. In contrast, Isle La Motte saw a significant price decline of 44%, bringing the median sale price to $356,500 on only 4 sales. This wide variation highlights the diverse nature of the county’s housing stock and buyer preferences. Notably, North Hero experienced a rebound in activity with an impressive 175% increase in homes sold, paired with an average DOM of just 36 days—suggesting strong interest and faster transactions in that submarket.
