There is lots of good news for the housing market in Franklin County. Still the most affordable of the counties in this report, sales of single-family homes and condos surged this year. This was fueled by a 15% increase in homes listed for sale. The data by city/town shows a clear correlation between the increase in inventory and the increase in closed sales. St. Albans, Swanton, Georgia, and Enosburg lead the way, while sales and inventory dropped sharply in Fairfax. The new inventory to market bodes well for buyers’ options in their home search.
With a median sale price of $352,000, Franklin County remains the most affordable county in this report. Not only is it easily accessible to I-89, but Franklin County offers a variety of property types such as single-family, condos, multi-family, and land for buyers to consider. The robust downtown in St. Albans compliments the quintessential Vermont lifestyle offered across the rest of county.
In addition to St. Albans posting the highest number of sales – Fairfax, Georgia, and Swanton posted the largest number of sales coupled with strong increases in median sale prices indicating that these towns remain attractive to buyers.

Additionally, new listings for single-family homes in the county dropped by around 12% year-over-year, contributing to the limited inventory and increased competition among buyers. Days on the market for all single-family homes decreased to just 47 days during this period, suggesting that the market is moving quickly and homes are selling at a relatively fast pace.

Fairfax, St. Albans Town, and Swanton were the towns in Franklin County with the highest number of sales in the first quarter of 2023, indicating that these areas remain attractive to buyers.
The Franklin County market is trending similarly to other counties in northwest Vermont. A decline in the number of newly listed properties resulted in a nearly 18% decline in the number of properties sold. Again, Buyer demand was strong with properties remaining on the market for only 32 days on average; down 29% from 2021. The median price of a single-family home has increased by 41% since 2019. Despite this rise, homes in Franklin County remain the most affordable in the region.
The Franklin County market trended similar to other counties in northwest Vermont in the first half of 2022, with a decline in new inventory resulting in a reduction in home purchases. However, buyer demand remained strong, as indicated by a sharp 26% decline in days on market (the number of days a property is listed until it closes) and an increase of +20% in the median sale price of single-family homes.

More homes were listed for sale during the first half of the year, while condos coming to market increased by nearly 20% by year end. The average days on the market dropped to only 46 days from listing to close for single family homes – so buyers need to be well prepared to act when the right property hits the market. St. Albans topped the county in sales by a large margin, followed by Swanton, Fairfax, and Georgia. The median sale price of $380,000 in Fairfax was 29% above the county average, but still 14% lower than the median price in nearby Chittenden County. With easy access to I-89, these towns provide options for buyers commuting to work. Traveling east, the towns of Sheldon, Berkshire, and Montgomery posted significant increases in the number of homes sold in 2021. Work from home opportunities as well as vacation home purchases may be part of the reason for growth in this area of Franklin County.

The median sales price for a single-family home in Franklin County has reached $267,250 – a 32% increase since 2018. Still, the county remains the most affordable in northwest Vermont. More homes and condos were available for purchase during the 1st half of 2021 than during the same period last year. This offered more options for buyers to consider in their home search – while still needing to be well prepared to act when the right property hit the market. The average days on market (DOM) – from listing closing was only 51 days. St. Albans topped the county in sales by a large margin – followed by Swanton, Fairfax and Georgia. Fairfax, the highest-priced town, posted a median sales price 38% above the county average. Our Agents have noted that the multiple offer frenzy has slowed a bit, and the continued closure of the Canadian border has prevented some second home sales.
The number of condos sold has jumped by more than 25% – offering buyers ease of maintenance and prices, on average, under $235,000. St. Albans topped the county in sales of single-family homes at 186 units, followed by nearby Swanton, Fairfax, Georgia, and Highgate. With convenient access to I-89, these towns remain attractive to buyers seeking an easy commute to work and amenities.
